Investment Philosophy
First and foremost, our primary purpose is to protect and build our investors’ wealth. With a solid pipeline of investment opportunities, we founded SCM principally to allow investors to contribute alongside us on deals that we are already pursuing.
We view investors as our partners. Therefore, they must be making money in order for us to make money. All SCM investments are entirely performance based and there are absolutely no fees on assets under management.
Wealth building is a long game, and we think of our partnerships the same way. It is crucially important for us to have investors, partners, and team members who are fully aligned in our mission. We insist on maximum transparency and we are always available for a call or meeting to discuss investments with our partners.
Ultimately, our goal is to identify and strategically pursue real estate opportunities which have strong prospects for sustainable growth. We tend to like new concepts that have lasting, durable growth potential and multiple options for exit. We like scalable opportunities, not one-offs, which allow us to move quickly when we find something that works.
Selection Process
SCM employs a thorough, proprietary method to evaluating any investment opportunity. What is our end goal? What are our risks? What are the upside/downside scenarios? Is this project scalable? Is the concept lasting? How can we leverage our network and skills to mitigate these risks and maximize potential for success?
After identifying a sound potential investment, we then apply a thorough quantitative review by conservatively modeling its financials. We don’t make lofty assumptions and we don’t massage spreadsheets to display what we want.
Advantages of SCM
We invest side-by-side with our investors, usually comprising of 10-15% of an equity position in any given project. We are not incentivized by assets under management.
We leverage local presence and local partners, which enable us to capitalize on the resources and nuances of each sub-market. Our boots on the ground include ourselves where we immerse ourselves in the politics, relationships, and leadership that a successful deal requires.
Our investment management and relations with our partners is an ongoing dialogue where we strive for full transparency and accessibility for our investors. We foster frequent communication - whether good or bad - in order to ensure to our investors that we are diligently guiding the course of their investments toward ultimate success.
